Property Taxes

Your property taxes are based on the assessed value of your property. An assessment notice is mailed by BC Assessment in the first week of January each year advising of your assessed value. This value is normally the market value at July 1 of the previous year. If you have not received an assessment notice, please contact BC Assessment East Kootenay office at 1-800-556-9229. If you believe your assessment is incorrect, you may appeal your assessment. The appeal must be filed by the end of January. More information on the appeal process is on the BC Assessment website at http://www.bcassessment.ca/

Property taxes are due by July 4th every year (if the 4th falls on a Saturday or Sunday the taxes will be due on the first business day following. Every year a letter from the mayor which outlines how your tax dollars are being spent is included in your tax notice (see document below).  

For those of you who are new homeowners or new to the Province, please make yourself familiar with the B.C. Home Owners’ Grant provisions. Also, note that even if you cannot pay your entire account by the July 4th deadline, you should claim the grant (if you are eligible) before the deadline because the 10% penalty is calculated on the total amount of current taxes owing.

In addition, for home owners who are over 55 or disabled and have difficulty paying their taxes, there is a provincial tax deferment program available. In response to the severe economic downturn, there are also new deferment programs designed for persons in financial difficulties and for families raising children. Please feel free to contact the District if you have any questions regarding your eligibility for the deferment programs, home owner grant or any other items that may be unclear on your tax bill.
